如果要實價課持有稅
恐怕稅率制度有得討論

再者,短期的持有稅是有可能轉嫁的

而個人認為對於打房比較有效率的是"房地產交易所得稅"
這種稅不會影響到非交易者，也無從轉嫁
以交易週期做課稅級距的依據
對短期交易物建課徵 80% 以上的交易所得稅
(高稅率讓提高售價轉嫁稅務成本效果不佳)
使短線交易者無利可圖
自然會因資金的利用效率與利息而退出房屋交易市場
再加上對空地空屋課以重稅
如此，逼出投機資金，而只有真的有需要用房地產的人(或自住，或做生易)才會把錢丟進房地產
