優靜雅房出租~一共有四間可供選擇~ 目前有一間隨時可入住， 另外三間七月可入住， 先來的同學可以先選擇自己理想的房間~ (近輔仁大學、明志技術學院、長庚大學) 【 聯絡人 】: 黃先生 【聯絡方式】:要看房子的同學，請事先電話與我連絡約時間，謝謝。 0922-913-321敝姓黃。 【房屋地點】: 台北縣泰山鄉明志路三段231巷。 【所在樓層】：3/4 (所在樓層/總樓層) 【鄰近交通】: 公車:801、637、638、10......等(此為明志路三段的公車)。 公車:111、235、299、513、615、618、635、636、63......等 (上列為輔仁大學前的公車)。 【租金及費用】: 目前共有三間要出租，隨時可入住: (整間房子都不西曬) 1.「A」雅房租金 3700元。 「C」雅房租金 4000元。 「D」雅房租金 3700元 「E」雅房租金 3500元。 2.每間房間皆有「用電獨立電表」，公共區域由房客平均負擔(每期)。 3.水費由房客平均分擔(每期)。 4.網路費用(已包含在租金)。 5.第四台費用(已包含在租金)。 註: 網路為中華電信50M光世代。 【押 金】: 「A」雅房六仟伍佰元。 「C」雅房七仟元。 「D」雅房六仟伍佰元。 「E」雅房六仟元。 【房間坪數】: 「A」雅房二~三坪。 「C」雅房三~四坪。 「D」雅房三~四坪。 「E」雅房二~三坪。 【房屋設備】: 公共空間設備:洗衣機、電冰箱、電熱水器、電磁爐、飲水機、烤箱、 大同電鍋、廚房流理台、曬衣架、飲用水源濾水器。 房間內設備:電視機(21吋)、冷氣、衣櫃、書桌、書櫃、床架、椅子、 第四台、網路。 【備 註】 房屋位於巷內不偏避且很安靜，房屋周遭環境很乾淨，不是小巷子， 位於台麗街旁，晚上想吃宵夜也很方便，鄰居人都很好，附近有公車站、 早餐店、便利商店、自助餐、全聯、燦坤、85度C、清心、薡茶、 及許多小吃店....等，生活機能相當便利，房子位於三樓， 不用爬很高的樓層，而且整間房子完全不西曬!! 不像一般出租的房子，有些位於西曬的房間，光是房間內悶熱不說， 白天外牆曬一整天，到了晚上牆面還會釋放熱氣，尤其現在是夏天， 白天時間更長，可能要到晚上七、八點過後熱氣才會慢慢散去。 有些位於頂樓四、五樓，甚至位於頂樓加蓋的房間更是誇張， 光是爬樓梯就累人，尤其夏天一到更是悶熱，比西曬的房間還慘。 對於就讀輔大的同學來租更為便利，因為房子就在台麗街旁邊，台麗街直走， 過一個馬路(二省道)就是輔大了，即使沒有騎機車，也是很方便，騎機車約五 分鐘，走路約十五分鐘。(可以參考本文最下方的相簿，裡面有電子地圖) 就讀明志技術學院的同學也很近!車程或走路時間與到輔大差不多! 一般雅房最多只有將冷氣用電獨立電表~ 我們花了不少錢將屋內的電線全部更新，並將每間房間的所有用電都經過 獨立電表計算，所以不論是吹冷氣或是看電視、用電腦，所有的用電量都會經過 各自獨立的電表，能更準確的計算出每個人的用電量，重新牽的電線配置，達到 住戶用電安全的原則，房間內所有用電皆經過獨立電表，讓用電付費更公平。 任何費用繳交一切皆透明化，由每個房間的電表詳細計算後公開於佈告欄， 連同帳單一起公開，台電一度電算幾元就是一度電收幾元，因為我對於房客 權益方面相當重視，不會像有些房東將一度電多算很多錢，等於變相在賺學 生或房客的錢。對於面對像現在電費漲價的時候，這個部份尤其重要。 目前有四間雅房打算出租，先來的同學可以優先選擇， 所以先來的同學可以先挑選房間~有完善的租賃契約，同學們能互相照應。 來看房子的同學，我都會經過挑選是品性端正好相處的學生才會讓他入住， 所以即使是自己一個人來住也沒問題。契約中也明文規定保障每位房客的權益， 租房子最怕的就是簽約時條約不明，屆時有問題房東不理不睬。只要您是我的 房客，居住上有任何問題向我反應，我一定會以最快的時間做處理，雖然我 不是專業出租房子的房東，但我會以最用心的態度來處理一切事務。 P.S 會入住的同學，都是經過我精挑細選品性良好且很好相處的朋友， 讓你不用擔心相處的問題。 【身份限制】: 1.學生 2.愛乾淨並尊重其他房客者。 【特別備註】: 1.不能抽煙 2.不能養寵物。3.房租每半年繳一次。 目前有一間隨時可入住(E雅房)， 另外三間七月可入住(A、C、D雅房)， 先來的同學可以先選擇自己理想的房間~ 【參考圖片】: http://photo.pchome.com.tw/pnb868/08/ -- -- ※ 發信站: 批踢踢實業坊(ptt.cc) ◆ From: 123.193.143.215

心靈放暑假 青春插畫繽紛迎夏

【台灣醒報記者黃雅娟台北報導】夏天充滿了青春、歡樂的氛圍！台灣創意設計中心執行長張光民27日偕同6位新生代插畫家，共同推薦6月28日起至8月28日在台灣設計館舉辦的「微笑吧！夏天—青春插畫設計展」。為了推薦台灣設計館園區特有的生態池鴨子，張光民和插畫家們也親自設計充氣小鴨，畫出專屬夏天的青春創意。

台灣設計館將於6月28日起至8月28日止，舉辦「微笑吧！夏天—青春插畫設計展」，邀請國內新生代插畫家57、六十九、Croter、Michun、Soupy Tang及包大山六位插畫家，透過櫥窗擺設及插畫的設計，要讓大家在酷熱的夏天，也能享受心靈的美好假期。

台創中心執行長張光民27日偕同6位設計師，帶著自己所設計的鴨子，一同為這次設計展揭開序幕。張光民說，夏天就是充滿青春、歡樂的氛圍，設計師用自己的筆尖，呈現出不同的理念，也延伸成為立體空間的設計作品。未來台灣設計館有更多不同類型的藝術展，表現出藝術的不同樣貌。

這次設計展特別呈現巴黎跟希臘兩個城市樣貌的Soupy Tang，堅持櫥窗的擺設全用手工設計。她說，大家都以為巴黎很浪漫、時尚，其實他們很注重環保；而希臘雖然非常炎熱，但是他們卻仍喜歡留著大鬍子，所以有一整面的插畫創作，Soupy Tang用小相框分別記錄了溫度，還有每一種鬍子的名稱，非常有趣。

展區另外規劃「我的微笑夏天」，參觀的民眾可以親手彩繪，表現自己想像中的夏天，作品也同時會在展區展出。而展出期間每週都會抽出幸運兒，可以獲得參展插畫家所贈送的神祕好禮。另外，插畫設計家57也在展區中安排了秘密小禮物，只要參展者用心觀察，就有機會獲得57的親手彩繪。

摩根大通中國首席經濟學家朱海斌於陸家嘴論壇表示，大陸的影子銀行是36兆元(人民幣,下同)，也就是70%左右GDP的水平，與20國集團裡的平均值相比不是太大、而是太小，完全有更多更大的發展空間。

朱海斌指出，比較擔心的是大陸的影子銀行在過去幾年發展的速度太快，且在太快的過程中影子銀行並沒有起到預期中的作用；也就是說：「由於利率管制、信貸管制方面造成的信貸體系沒有那麼有效，希望發展一個銀行體系之外的影子銀行來作為一個補充；從這點來看，有一定的功能，但更多伴隨這個功能的同時是則是風險的加劇」。

朱海斌表示，大陸的影子銀行是36兆元，也就是70%左右GDP的水平。當摩根大通出了這個報告之後，市場普遍的反應是這個數字很高。他指出，這個數字從水平上來看並不高，20國集團的影子銀行體系平均占GDP的110%，所以從這個來說，大陸的影子銀行還不是太大，而是太小，完全有更多更大的發展空間。

大陸國土資源部地籍管理司巡視員兼副司長冷宏志表示，將進一步加快推進宅基地和集體建設用地確權登記發證工作，並以此為契機深化土地產權理論研究，推進集體土地產權實現方式的實踐探索，為集體土地產權制度改革做好政策儲備。這在某種程度上預示著大陸推進新一輪土地制度改革的條件越來越成熟，腳步日益臨近。

截至2012年底，大陸全國農村集體土地所有權累計確權登記發證約620萬起，發證率達94.7%，基本完成了農村集體土地所有權確權登記發證任務。上證報引述冷宏志表示，這僅僅是一個階段性成果，集體土地所有權確權登記發證需要在今後不斷深化和完善。

大陸土地學會副理事長黃小虎指出，目前各地對於土地改革所能帶來的紅利還沒有詳細的估算。他指出，土地下一步改革需要重點突破的，是允許農村集體建設用地進入市場。如此一來，農民就可以憑藉土地財產自主參與工業化、城市化進程，增加財產性收入。且只要符合規劃，允許集體建設用地開發商品房，可以增加土地供應，可以打破開發商的自然壟斷，對解決城市民眾住房問題也有好處。

大陸房地產股28日受深圳前海規劃投入3,898億元人民幣建設等消息刺激而走揚，截至13:25左右，新湖中寶(600208.SH)漲逾9%，珠江實業(600684.SH)等逾十檔漲逾5%，中航地產(000043.SZ)等逾卅檔漲逾3%；四大房企亦全面上漲，其中，萬科A(000002.SZ)漲逾6%，招商地產(000024.SH)、保利地產(600048.SH)、金地集團(600383.SH)漲逾4%。

　　 還記得電影神偷奶爸中，那可愛、忠心又脫線的黃色小兵嗎？《Despicable Me》這款遊戲就是以這些可愛的脫線小兵為主角，玩家將扮演其中一名黃色小兵，努力爭取每週最佳員工與年度最佳員工的獎項。玩法跟一般跑酷遊戲一樣，小兵將在萬惡工廠中不斷奔跑，努力吃到路上的香蕉，還要避開路上的各種障礙物。

　　遊戲使用手指來控制，不過感覺操作反應上有點卡卡的，並不是非常靈敏。而工廠中障礙物也相當多，玩家必須反應非常迅速才能跑的夠遠，另外遊戲中常常會有一些轉換，像是視角從後方變成側面、空中翻滾，或是從手指控制左右，變成重力感應來左右搖晃，只有第一次會有提示，之後玩家就必須迅速的調整控制方式才行。遊戲畫面精細，簡單輕鬆，很適合打發時間用。

遊戲雖然是免費，但是有內建消費功能，給小朋友玩時要特別注意


把跑道上的其他小兵撞飛還有而外加分喔，另外視角有時會突然轉變，可別嚇到了


撞到路上的障礙時遊戲就結束，不過畫面也實在太可愛了，讓人忍不住想笑

《唯晶漫圖誌》Google Play 先行推出 收錄有馬拓也繪製《參天律 Online》精彩故事漫畫

　　《參天律 Online》開發公司唯晶科技製作的電子圖書閱讀 APP《唯晶漫圖誌》已於 6 月 26 日先行上架 GooglePlay 提供玩家免費下載，可閱覽由漫畫家有馬拓也與風雷團隊合作繪製的《參天律 Online》系列數位版漫畫。


　　《唯晶漫圖誌》目前以收藏了《最兇惡的男人 卍契》、《天燁緒的崛起》、《參番政務飼源起》三部數位版圖書，《參天律》遊戲製作人黃正宇在先前接受訪問時表示，希望藉由漫畫讓玩家了解《參天律》的世界觀與登場人物故事個性等，特別邀請了原風雷成員、漫畫家有馬拓也繪製了《參天律》漫畫。


《最兇惡的男人 卍契》


　　製作人黃正宇也提到，未來可視《參天律 Online》故事中的角色受歡迎程度，來決定推出漫畫的順序內容等，也可能將在《參天律》線上遊戲中放入破關的 QR Code，比如攻略副本成功、可以得到新書的 QR Code，就可以找到哪幾篇漫畫；也歡迎玩家提供破關的 QR Code 分享給其他人，能更了解《參天律》的故事。


《天燁緒的崛起》


　　《唯晶漫圖誌》已於 6 月 26 日先行上架 GooglePlay，唯晶科技表示 iOS 版《唯晶漫圖誌》正由 Apple Store 審查中，未來雙行動平台皆可透過《唯晶漫圖誌》來閱覽唯晶歷代出版圖書。

日照中心長輩 讓貧童有早餐吃

〔自由時報記者余雪蘭／嘉市報導〕八十四歲退休老兵王敬之，獲悉弱勢孩子需求「待用餐」後，捐出零錢罐，並獲同在日照中心的多位老人響應，五月開始資助十一位學童早餐與點心，昨天這群慈心爺爺奶奶與受助小朋友相見歡，老人家緊緊把小朋友擁在懷裡，開心不已。

「爺爺，我們到六年級都可以吃到您的早餐嗎？」小朋友與王敬之等九位慈心爺爺奶奶相見後，提出這樣的問題，老人家笑著說「沒問題啊！」

王敬之是嘉基醫院居服中心常樂園的長輩，今年四月他看到弱勢學童需求待用餐的報導後，想到自己也曾有過三餐不繼的苦日子，於是把廿多年來存起來的一元硬幣零錢罐，拿去銀行兌換成紙鈔，獲老同事陳淼的響應，湊足三千元，請常樂園社工們幫他完成資助貧童的願望。

常樂園其他長輩獲悉後也陸續捐款，從五月開始，每週二天，購買愛心早餐與下午點心，送到大同與興嘉國小給十一位弱勢學童享用，嘉義市居服中心並捐贈十一位學童的家庭每月各一包白米。

昨天下午，九位資助弱勢學童的慈心爺爺奶奶與大同國小八位受助小朋友相見歡，老人家一見小朋友就開心，贈送小朋友文具，社工並帶領老少玩起「炒蘿蔔」遊戲，場面溫馨。
