國銀 轉攻中南部土建融

北部好地難覓，促使大型建商揮軍南下獵地，嗅到商機的銀行已開始調整策略，瞄準中南部都會區的土建融放款。

自下半年起，國銀在北部以外的都會區放款呈現增加趨勢，銀行業者強調，土建融放款時仍以地點為首要考量，避免日後升息、房市反轉，徒增風險。

銀行主管說，土建融堪稱所有放款業務中「最有利可圖的」，平均利率最少2.7%，3%以上更比比皆是，比起一般企金放款利率至少多了1個百分點。

過去，大台北地區房市長期處於多頭，大型建商推案頻仍，因此銀行承做土建融比例，多半集中雙北地區，現在隨著建商南下搶市，土建融業務向南延燒，「除了緊抓商機，也有分散雙北放款風險的效果」。

行庫主管說，內部審核中南部的土建融授信，仍以地點為首要考量，現階段仍以座落於都會區為主的建案較容易「過關」；再來就看建商的興建計畫，品牌規模等要素。

根據行庫主管觀察，過去北部和中南部放款比重約是為9比1，這幾年隨著中南部房市加溫，北部以外分行送件數逐漸增加，比重約增加一成左右。
