新北市房市火熱！新板特區豪宅每坪要價飆至90萬元

在五鐵共構、都市開發與百貨公司進駐等多重持下，讓新北市新板特區房價一路漲。根據內政部實價登錄資料顯示，新板特區知名豪宅「橋峰」每坪單價已高達90萬元，刷新新北市房價紀錄。另外，包括「畫世紀」、「東方富域」成交單價也分別高達77.3萬、80萬元，顯見新板特區豪宅交易越來越炙手可熱。

「橋峰」戶數總共423戶，目前實價登錄交易紀錄共28筆，平均交易價格約為67-84.1萬元不等。不過，今(2013)年3月交易紀錄卻出現每坪單價90.7萬元的紀錄，寫下新北市住宅單價新高紀錄。

台灣房屋智庫市場經理劉志雄表示，該戶交易為30樓及31樓高樓層部分，依謄本顯示為建商保留戶，推測每坪單價可飆至90萬元，和具備景觀及稀有性大有關聯，而今年第2季的交易熱絡優勢，也可望帶動成交價格進一步向上攀升。

同樣位於新板特區，行情嚇嚇叫的建案還包括「畫世紀」與「東方富裕」。其中，畫世紀分A、B兩棟，A棟為60-81坪大坪數產品，B棟則為21-32坪小坪數商品。根據實價所揭露的28筆成交紀錄來看，平均成交單價約69.3萬-77.3萬元不等。

劉志雄分析，畫世紀鄰近大遠百MegaCity百貨，加上空中走廊規劃，步行即可連結新北市政府大樓與周邊其他商業大樓，擁有完善生活機能又能避免交通壅塞情形，因此屢次榮登新北市高價格排行榜；至於東方富域平均交易均價約71.5萬-80萬元，也是每月高單價常客之一。

劉志雄表示，新板特區是新北市豪宅指標，該區域交易熱絡，除因台北市豪宅價格居高不下外，許多高資產族群轉而到新板特區置產外，完善的交通及商業機能，也是推升區域房價的主要原因。

史諾登因揭發美國中央情報局監聽民間通訊，遭到美國政府以間諜洩密等罪起訴，史諾登也因此展開逃亡之路。離開夏威夷的家之後，史諾登先到香港躲藏，之後轉往俄羅斯，目前傳出是轉往古巴，外界預計古巴的下一站可能就是厄瓜多爾，以尋求政治庇護。

1、吹風機對著標籤吹，等吹到商標的膠熱了，就可以很容易的把標籤撕下來。

 

2、外出時，如果怕衣服壓起褶皺，可以把每件衣服都捲成卷。

 

3、炒肉時，先把肉用小蘇打水浸泡十幾分鐘，倒掉水，再入鍋，炒出來會很嫩滑。

 

4、雙手易變得乾燥粗糙，用醋泡手十分鐘可護膚。

 

5、喝優酪乳能解酒後煩躁，優酪乳能保護胃黏膜、延緩酒精吸收，並且含鈣豐富，對緩解酒後煩躁尤其有效。

 

6、洗完臉後，用手指沾些細鹽在鼻頭兩側輕輕按摩，然後再用清水沖洗，黑頭和粉刺就會清除乾淨，毛孔也會變小。

 

7、如果喉朧、牙齦發炎了，在晚上把西瓜切成小塊，沾著鹽食，記得一定要是晚上，當時症狀就會減輕，第二天就好了。

 

8、咳嗽，特別是乾咳，晚上睡覺前，用純芝麻香油煎雞蛋，油放稍多些，什麼調味料都不要放，趁熱吃過就去睡覺，連吃幾天效果很明顯。

12、皮鞋皮包放久了發霉時，可用軟布沾酒精加水（1：1）溶液擦拭即可。

 

13、多多補充水分，但應少飲人工果汁、汽水等飲料；勿飲含有較多的糖精和電解質的飲料，飲多了會對腸胃產生不良刺激，影響消化和食慾。因此應多喝白開水或淡鹽水。

 

14、每天早晨，用豆腐摩擦臉部幾分鐘，堅持一個月，臉部會變得很滋潤。

《期貨》7月台指期、金融期及電子期齊開高

【時報記者郭鴻慧台北報導】7月台指期、金融期及電子期今日齊開高。

永豐期貨表示，從期指大額交易人部位變化來分析，全月份十大交易人於期貨市場空單減碼2974口，淨空單降至7657口，特定法人空單減碼2379口，淨空單降至9781口。三大法人於期貨市場空單減碼2791口，淨空單降至12333口，外資期貨空單減碼1589口，淨空單降至14583口，顯示法人對後勢看法偏空不變。

永豐期貨表示，期貨走勢方面，受到證所稅修正案在立法院三讀通過，美股反彈的激勵，週三台指期小幅開高44點，盤中短暫突破昨日高點，惟上方跳空缺口的壓力仍顯沉重，且受制5日均線的反壓，終場以小漲33點作收。由籌碼面來看，外資與特定法人的避險空單仍有萬口以上的水準，在外資動向由偏空轉為偏多之前，台股仍不易上漲，在未見明確止跌回穩的訊號出現前，操作上建議反彈偏空操作為宜，並請嚴設停損。

請問有人知道請問iherb購物的退貨退運退款是怎麼算的?

我的親友在iherb購物退運.扣除運費後商品價值是111.83美元但iherb客服說只會退3美元.後來一直詢問卻只回覆已退了26.26美元.

因為當事人也是幫朋友買的但報關資料傳真來傳真去很麻煩，又怕被查驗後商品包裝會被拆封破壞完整性.所以才會選擇退回重購.
原本當事人是與 iherb溝通有重購所以希望能夠不要扣手續費20%.但沒想121.83的訂單iherb的扣款卻高達95.2元.

iherb官網是說退運會扣運費+商品總額20%做手續費.但原運費是10元加上dhl說退回不會產生其他費用.所以iherb應該是只能扣33.366元要退88.464元但他們卻扣了當事人95.2美元只退26.26美元.

當事人查該提單也沒有查到有費用產生.詢問客服的信件也都石沈大海.
我們猜不透iherb是怎麼算的?他們也未提供費用清單與證明.
網站上的退貨說明並沒有完整說明，只說消費者需負擔20%的手續費與來回運費，但我們消費者一但退運就只能任他扣款.而且詢問的信件也都不回覆.

因為iherb退款的數目遠低於當事人的預期......
加上當事人在網路上查不到相關資料只查到香港地區的網友po的文說iherb的退貨制度是一個大陷阱.其他的都查不到相關資訊.所以想問一下有沒有人有在iherb購物退貨或退運的相似經驗或是知道該怎麼處理的?謝謝

　　很早之前梅干曾分享過，AluPen的手寫觸控筆，雖然說AluPen作工相當的細緻，外型也相當的討喜，但梅干最近敗了ASUS ME400C後，雖然是觸控面板，當遇到一些小面積的按鈕時，像是Chrome分頁的叉叉，就時常會點不到，所以梅干就拿出AluPen觸控筆，殘念發生了，它的筆頭與梅干的小姆指，差不多胖時常誤點，因此梅干最近就不斷在尋找，看有沒有細一點的觸控筆，找了好久發現到Adonit這個牌子，專門設計細頭的觸控筆，所以梅干立馬就把它給敗回家，經梅干實用後，效果真不賴，不但好點也很好寫，更重要的是iPad mini、ASUS ME400C都可用，真的挺方便也蠻輕巧的，收起來就跟一般的筆差不多大，蠻適合平板與手機使用的，現在就一塊來看看吧！

大家好，小弟目前28歲，在印刷公司當印前美工，已經做了3年多了， 月入有33K，最近想換一間公司上班，目標是在新店或中/永和找一間大公司， 希望能夠離家裡近點，薪資與福利都不錯的公司跳槽~ 所以近1個月開始在人力銀行找工作，發現中華彩色印刷很有規模，但不知他們的評價、 工作氛圍、福利制度如何，我主要還是找印前相關的工作，希望各位大大能夠幫小弟解惑 感激不盡~~~ 另外還想詢問一下，以我工作3年的經驗，跳槽至其他公司薪水能夠像現在一樣有33K嗎? 還是連30K都不到... 【蔡永彬／台北報導】中國維權律師陳光誠拜會台灣大學校長楊泮池，陳問楊台大有多少陸生？楊說有一些，但不特別多，並提到陸生學習認真，還會對學校人員說，在台灣的人與人相處，是他們是從來沒有想過的。陳光誠說，這是「排毒」，把自己身體當初吸收的「毒素」排出來了。  

陳光誠解釋，學校傳授的很多知識是偏向性或灌輸的，陸生來到台灣後，「環境變了，思考也變了」，民主社會的洗禮，引起陸生對民主自由和選擇等方面的思考。他認為這非常有意義，一點也不亞於課堂裡所學的東西。
